An editorial real-estate experience for seven-figure buyers who aren't shopping — they're choosing.

Most luxury real-estate sites treat a $4M home the way Zillow treats a $400K one: price tag up top, bed/bath/sqft, scrollable carousel. Luxe Haven asked me to design something that respected the gravity of the decision — a site that reads like Architectural Digest, converts like Sotheby's.

The Challenge

Luxe Haven's buyers weren't browsing on the MLS. They were getting referrals from private bankers, scanning the agent's site, and deciding within 90 seconds whether to request a showing. Every luxury competitor was running the same gallery template — and the broker kept losing inquiries to referrals that felt more prestigious.

The site needed to do three things in the first scroll: project institutional credibility, signal discerning taste, and make a private tour feel earned.

Approach

  1. Benchmarked against magazines, not MLSPulled layout patterns from Monocle, AD, and the private-client sites of Savills and Christie's. Oversized photography, serif type, generous whitespace, restrained motion.
  2. Curated the inventoryConvinced the client to show fewer properties — six hero listings instead of sixty thumbnails. Scarcity signals quality.
  3. Designed a consultation flow, not a contact formInstead of "Contact Us," the CTA is "Request a Private Viewing" with a short qualification form. Lead quality went up, volume went down — exactly as intended.
  4. Film-quality motionEvery scroll triggers a slow parallax on hero photography. Nothing bounces; everything glides. Motion treated as an editorial choice.
  5. Private-mode listingsOff-market properties live behind a soft auth wall — enter email, get a link. Changes the psychology of the inquiry entirely.

Calendar-integrated booking with a qualification preamble. Confirmations handled by the broker in person.

Off-Market Vault

Soft-auth gated listings for pre-market properties, with a bespoke viewing request flow.
